A
Feedstock quantities are expressed in tons per year (tons/yr), while feedstock costs are expressed in USD ($). Maximum transport distance is based on a 75-mi driving distance from Munich, ND.
The proposed development site is a 130-acre greenfield parcel in western Cavalier County, near Munich, ND, situated directly on Highway 20 with adjacency to an active short-line railroad. The site is privately owned and available for sale or lease, featuring flat glacial till soils with high bearing strength well-suited for conventional construction. The site sits outside FEMA-designated flood hazard areas and has no history of heavy industrial contamination. North Dakota’s regulatory environment is generally considered business-friendly, and county-level rezoning and state permitting processes are expected to be straightforward.
The site has direct access via Highway 20, with Highway 5 seven miles north and Highway 66 three miles south. Interstate 29 is 80 miles east and I-94 is 140 miles south. The site is adjacent to a short-line railroad operated by Northern Plains Railroad, with Class I connections to BNSF and Canadian Pacific Kansas City. Commercial air travel is available through Devils Lake Municipal Airport (40 miles), Jamestown Regional Airport (121 miles), and Grand Forks International Airport (127 miles).
Basic electric service is provided by Cavalier Rural Electric Cooperative via an existing distribution line along 88th Street. Industrial-scale operations will require investment in 3-phase power upgrades and increased substation capacity.
Two 4-inch lines from the Langdon Rural Water System run along the west side of the property. The underlying Munich Aquifer provides additional untreated water access for fire protection and other uses.
There is no natural gas currently accessible to the site. Projects requiring process heat or steam generation will need to evaluate alternatives such as propane, electric heating, or biomass-derived thermal energy, or plan for pipeline extension.
A lagoon-based wastewater system is located approximately one mile from the site. No mechanical treatment plant exists locally. Industrial projects with significant wastewater generation will likely need to construct onsite treatment capabilities, subject to permitting through the Lake Region District Health Unit.
The site is served by United & Turtle Mountain Communications (UTMA) with up to 10 Gbps internet available at the site boundary.
