Local Incentives:
Before incentives, tax and operating costs at TexAmericas Center are already 20-40% below Texas and other locations. Since TexAmericas Center is a Local Redevelopment Authority and located in an economically distressed geographic area with persistent poverty, our tenants have access to a valuable basket of incentives that lowers your frontend and operational costs even more.
TexAmericas Center uses a third-party economic development consultant to analyze the economic impact of your development, assess which incentives you may be eligible for, and combine the information into an incentive letter. Upon notification that TexAmericas Center is a finalist location, we will engage our consultant to produce an incentive letter that includes a preliminary estimate of incentive benefits developed from our initial understanding of job creation and investment. To pursue these incentives the company will need to engage an agent, use their accountants, or manage internally. TexAmericas Center does not make applications for companies, track adherence to program rules, or conduct any reporting.
As a former military property that went through the Base Realignment And Closure (BRAC) processes of 1995 and 2005, we are able to access virtually all available business assistance programs and incentives at the federal, state, and local levels.
Some of our most lucrative incentives are available for any project that will engage in the redevelopment of our property and lead to the creation of quality jobs on our footprint.
A few examples are:
Please find in our proposal the TexAmericas Center Incentive Summary for more information on these and other programs that are available to tenants on our property. As well, you can download the State of Texas Incentive Brochure HERE.
TexAmericas Center (TAC) is the 5th ranked industrial park in the nation by Business Facilities and one of the largest mixed-use industrial parks in the Americas. TexAmericas Center is a State of Texas-sanctioned Special Purpose District known as a Local Redevelopment Authority. Being a quasi-governmental entity and the Authority Having Jurisdiction (AHJ) makes us a unique hybrid of municipality, economic development organization and an industrial real estate development and management company. These characteristics allow us to offer our tenants custom real estate, logistics, financing, and incentive solutions that result in unparalleled speed-to-market.
With the operating capabilities of a municipality and control of our own zoning and permitting, TexAmericas Center eliminates much of the red tape inherent in traditional real estate Entitlement and development processes. This gives businesses a much shorter timeline to become operational. In addition to custom real estate solutions of leasing and sales, TexAmericas Center offers unique value-added services. The services include build-to-suit and build-out-to-suit services, third party logistics, railcar transload, spotting, and storage services, project financing, incentive identification, soft-landing/concierge services, and a One-Stop-Shop intake point for land development, building permits, variance agreements, and permit approvals.
TexAmericas Center is managing the redevelopment of 12,000 acres and 3.5 million square feet of former military property in centrally located Northeast Texas. TexAmericas Center’s mission is to bring quality jobs to the greater Texarkana area and diversify the tax base through property redevelopment. The TexAmericas Center Board of Directors has set forth the goal that staff create 12,000 quality jobs on the property. To fulfill this mission, TexAmericas Center and our Partners in Development have invested over $70 million in on-site infrastructure and property upgrades; we are committed to continuing to invest in our property for the benefit of our tenants, our future tenants, and our community so that we are able to deliver on our promise of speed-to-profit.
TexAmericas Center is located outside of municipal boundaries and as the Authority Having Jurisdiction (AHJ) and a State of Texas Local Redevelopment Authority, controls its own land use (zoning) and has designated its property for light and heavy industrial uses. All land and buildings are governed by TexAmericas Center, the AHJ, planning, permitting, and approval processes, which are administered by our on-staff Professional Engineer (PE) who is also our EVP & Chief Operations Officer (COO). We have provided the following development guidelines and restrictions (Master Plans; Construction Guidelines; Drainage Requirements; and Covenants, Codes, and Restrictions), most of which are easily accessible on our website here.
